Essential and Royale both include wiring, switches, sanitaryware and railings. What changes is the make, the allowance and the finish — each one written into your BOQ before work begins.

The scope of the ten-year service, including what is attended free of charge, what is chargeable and what sits outside it, is set out in your client agreement, so the commitment is as specific as the specification.

What sits outside the base package

Anything outside the agreed scope is identified, priced and approved before it is executed. The final client agreement and BOQ remain the controlling documents.

    What does ₹2,200 per sq.ft actually include?
    Every trade — civil, structural, plumbing, electrical, flooring, doors and windows, painting, kitchen, bathrooms and waterproofing — plus components such as wiring, switches, sockets, DB/MCB, light points, plumbing fixtures, sanitaryware, geysers, plaster and railings. The trade list is identical at every package level. What changes as you move up is the make, the allowance and the finish, each written into your BOQ.
    What is the difference between the four packages?
    The specification, not the process. Essential builds on M20 RCC with ~3.2 kg/sq.ft steel, ₹65 flooring and a ₹22,000 sanitaryware allowance per bathroom. Royale is architect-led, where the design determines the specification within the approved BOQ. The material ladder on this page sets out every element side by side so you can see exactly where each level sits.
    Is the rate fixed, or does it change during construction?
    The package rate is fixed against the agreed scope. Anything outside that scope — a compound wall, a raft foundation, a client-driven change after approval — is identified, priced and approved in writing before it is executed. The final client agreement and BOQ remain the controlling documents.
    What does the ten-year service after handover cover?
    For ten years after we hand over the keys, the home stays on our books. A tap that drips, a hairline crack, a door that sticks, a patch of damp — you call, our engineer comes and looks at it. The scope, including what is attended free of charge, what is chargeable and what sits outside it, is set out in your client agreement.
    Can Elamentt handle the interiors as well?
    Yes, through Spazedo. Taken together with construction, residential interiors are charged at an integrated ₹1,000 per sq.ft against Spazedo's standalone rate of ₹1,650. Same team, same schedule, no gap between the structure finishing and the interiors starting.
    Do you take on renovations, or only new builds?
    Both. Mr. Martin's residence in Ambattur, shown in our projects above, was a renovation. The same written specification and engineer-led process applies.
    Which parts of Chennai do you build in?
    Across the city. Our completed and ongoing projects are in Ambattur, Aminjikarai, Avadi, K.K. Nagar and Mogappair, and we are based in Mogappair West. Send us your plot location and we'll tell you straight away whether we can take it on.
